Why You Should Hire a Home Inspector

Aug 18, 2021

So you have found the perfect house. But should you finalize the purchase right away? The answer is no. The home could be perfect on the outside, but is it really what it appears to your eyes? Purchasing a house is no small matter nor purchase. Signing the purchase agreement gives the buyer no way to recall their decision. What if there are unknown problems? They would be left untreated and left for the buyer to pay out of their pocket for.

To prevent these problems, hire a home inspector to pick out these potential problems before finalizing your purchase.

ROI (Return on Investment)

Although you have to hire a home inspector out of a picket, it is just a small amount compared to the potential risks of not hiring a home inspector.

Home inspectors uncover interior and exterior problems in a home such as its HVAC systems, electrical components, plumbing, and foundation. These are often not visible during home tours for the buyers.

Because the home inspector’s job is to look for these problems, it could potentially save the buyer thousands of dollars in repairing costs after finalizing their purchase. The return for the small investment of hiring a home inspector provides a sense of security and confidence.

Lower Risk

Because home inspectors are trained to be able to spot problems in a house that are not visible to the buyer, it lowers the risk of buying a house because the buyer would know about its problems and potential costs to cover them.

With home inspectors, buyers are made known of the good, the bad, and the ugly of buying a specific home. They would then be able to decide whether they would buy the home regardless of the risks or choose to give up on buying the house.

Certification

Because home inspectors need licenses in order to be certified, they are naturally trained to be able to spot problems in a house that are often overlooked by the buyer. Most buyers are not certified to inspect homes which means that many problems would go unnoticed. But with home inspectors, those problems would not go unnoticed.

Getting to Know Potential Additional Costs

But maybe you have found that one house. Nothing is going to stop you from buying it. This does not mean that there is no use in hiring a home inspector. It is always a safer bet to know what you are going into before there is no chance of going back.

If that so-called “perfect house” did not pass the home inspection test scot free, are you willing to pay the additional costs to fix the problems regardless? With the home inspectors pointing out these problems before you finalize your purchase you have a choice, whereas if you did not hire a home inspector, you may be left with a dilemma and potential financial difficulties in buying your “perfect house.”

Hiring a home inspector makes potential problems known to the buyer before finalizing the purchase so they would know the additional costs they would need to pay. But without one, the buyers are left with little to no choice but to take on anything that needs to be done for it, since houses don’t come with return policies.
